How does titling work for foreigners in Mexico? 

By law, foreigners purchasing property within 50 km of the coast must do so through a bank trust (fideicomiso). In this arrangement, the bank holds the title as trustee, while you remain the legal beneficiary with full ownership rights—including the ability to sell, lease, or transfer the property. You may also designate sub-beneficiaries within the trust, ensuring a seamless transfer of rights without probate. The fideicomiso typically costs around $2,500 USD to establish, with an annual administration fee of approximately $500 USD.

What’s the difference between owning a Private Home and a Hideaway?

Private Homes at MUSA are individually titled, full-scale residences with optional rental participation. Unlike Hideaways—which must participate in the Hotel Residence Club rental pool—Private Homes can be used solely as personal residences or opt into the rental program at the owner’s discretion. They also offer more space, privacy, and design flexibility, with the ability to customize layouts, finishes, and furnishings to your preferences.

Can I rent out my home when I’m not using it?

Yes. If you choose to rent your home, it is managed under the Hotel Residence Club structure—just like the Hideaways—with a 62% (owner) / 38% (operator) revenue split on net nightly rates. All hotel operations (bookings, service, guest care, accounting, marketing, etc.) are handled by MUSA.

What kind of returns can I expect?

While returns vary by home size and design, our current operating homes show: ~8-14% annual return at 30-40% occupancy. This is after all operating costs are covered—including maintenance, staff, utilities, taxes, insurance, and supplies—and yields an estimated 8–10 year investment payback.

What are the ongoing operating costs?

Operating costs vary depending on the size and complexity of the operations of your home and typically range from $25,000–$80,000 USD annually. This includes:

  • Maintenance & repairs
  • Staff & cleaning
  • Utilities & internet
  • Property taxes & insurance
  • Trust and accounting fees
  • Operational supplies

Are the homes delivered turn-key?

Yes. All private homes are fully built, furnished, and rental-ready—including land, construction, decor, and outfitting down to linens, tableware, and branded amenities. You can move in or start generating income immediately.

Is there flexibility with use or owner trades?

Absolutely. Like Hideaways, homes can participate in the owner trade network, where you can exchange room nights with other owners based on bedroom-per-night equivalency. For example, a five-bedroom home equals five nights in a one-bedroom Hideaway.

Can I co-own a Private Home with others?  

Yes. MUSA offers streamlined co-ownership models—either with known partners or other aligned investors. Co-Ownership Highlights:‍a.

  • MUSA manages bookings, guest care, and finances like a boutique hotel
  • Revenue is pooled and distributed quarterly, adjusted for personal use
  • Usage is tracked and deducted pro rata, weighted by season
  • Low-season stays are unlimited, while high-season usage is weighted
  • A day rate (equivalent to the annual operations cost divided by 365 days) is applied to personal stays to cover operating costs
  • A dynamic revenue calculator ensures transparency for all owners
  • All logistics and accounting are handled by MUSA—you just enjoy the asset

Do I have to know my co-owners?

Not at all. MUSA manages co-ownerships through simple, customisable joint venture agreements. These clearly outline use schedules, profit sharing, and exit strategies—allowing you to co-own a high-end home without complexity or conflict.

Are there financing options available?

Some owners are open to partial seller financing or flexible payment schedules. Just inquire for specific terms on the home you're interested in.

What are the upfront costs and timeline to possession?

These homes are already built and operating—so possession is immediate. In addition to the purchase price, you can expect:

  • ~$2,500 USD in trust setup and legal fees (for foreign buyers)
  • 5% closing costs over the purchase price
  • Prepayment of 1 year of operating expenses (typically $30K–$80K USD)

Once your home is active in the rental pool, revenue is used to replenish the house account. From there, profits are distributed quarterly, making the goal for your property to become financially self-sufficient.
